Agde and Cap d'Agde remain very popular areas of Languedoc for buying property. There are some really lovely beaches here, as the normally flat and straight coastline breaks out into a more interesting coastine, creating cove-like beaches. Europe's largest naturist colony also exerts a big pull on tourists to the area, so many buy property in Agde or Cap d'Agde to rent out as holiday homes.
There are also a lot of restaurants and shops in Agde, with Beziers only a few minutes' drive away, with its excellent centre-city shopping area and increasingly good restaurants.
As with most property along Languedoc's coastline, much of the property for sale in Agde and Cap d'Agde is apartments. Like all the coastal property in Languedoc, prices are quite high. But they're also climbing, making Agde and Cap d'Agde good places to invest.
You'll find older properties for sale with more character in the Agde town centre. These often offer the oppotunity to renovate attic or garage space to make your new property larger, adding value to your purchase. Just outside Agde town, most of the properties are modern, such as villas with pools or apartments in holiday developments. These are perfect if you're looking for a second home to holiday in, or somewhere to rent in Agde to earn some income.
Don't expect Languedoc's most beautiful countryside here. The coast (or 'littoral) in French) is the most built-up of Languedoc's areas (see our page on Languedoc's terrain) and is quite flat. But, the beautiful vine-covered foothills of the Black Mountains are only 20 minutes away by car from Agde, so if you want to get away from the tourist masses in Summer, it's not that hard.
Agde property benefits from some superb beaches. The most famous (or notorious) is that of the Cap d'Agde nudist area, a huge beach of fine sand that's one of the best in Languedoc. Further round the Agde headline are a number of other beaches of different sizes, some quite small in coves (like Cote d'Azur beaches), and there are quite a few beach properties in Agde with gorgeous views of the Mediterranean.
An excellent tennis centre at Agde also makes it a great place to buy a property for any tennis fans, and the local restaurants specialise in great seafood, especially oysters, with the seafood centres of Marseillan, Meze and Bouzigues only 20 minutes away.
Prices for property for sale in Agde and Cap d'Agde start at around €100,000 for a small apartment, to over €1,000,000 for beach-side villas.
