Our house sits just beyond the centre of the pretty, very friendly and historic village of Neffies - just a 5-minute walk to get your croissants! Built of stone it was once a wine store and then became a carpentry/joinery training workshop owned by one of the original nine Neffiessoise families.


Entering the front door and to the right there is a large, dual aspect DOUBLE BEDROOM with en-suite with its own little terrace and side-gate(this works very well for B&B). Going further into the property there is a STUDY area leading to a CLOAKROOM/UTILITY and on the left a doorway to the large GARAGE including a partitioned area for storage/tools etc. Through a doorway is the main LIVING ROOM which opens right up to the roof, has a wood-burning stove and a beautiful spiral staircase. There are two sets of large double-glazed doors leading onto a south-facing terrace with stunning views. Off to the right of this room there is a spacious well-fitted KITCHEN and LARDER. There are beautiful views from here too and a side terrace leading into the garden. In both the main LIVING ROOM and KITCHEN there is very efficient under-floor heating.

UPSTAIRS:
Via the spiral staircase the second floor has a MEZZANINE from which there area further two very large DOUBLE BEDROOMS - one with en-suite - and both have ample storage. There is a FAMILY BATHROOM and a 'SNUG'/television room leading out onto a balcony with panoramic views.

OUTSIDE:
The west-facing side GARDEN has a kitchen garden and Apple,Plum and Apricot trees. The south-facing GARDEN at the back has a Canadian-wood HOT TUB with decking surround, circular paved areas, Olive tree and shrubs, and a further decked area with Fig and Orange trees.

There is storage under both terraces.

There are solar panels which currently give an income of over €2,000 per annum.

There is ample parking on the street by the house and further down the road.
