At this price, of course it needs work. BUT, it is habitable and it has a small front court.
The house actually has a lot of potential. It's about 110m2 of habitable space on two floors and there's a grenier that would make a terrific master bedroom or a roof terrace. Right now there are three bedrooms, a bathroom, and an alcove on the first floor - alcove is a bedroom without windows.
The ground floor has two rooms, one of which has a kitchen sink. The court is an unfenced paved slab but it could be sweet.
Normally I can say spend x amount and do such and such and the house will be charming. Harder this time because there are so many options. You could decorate and freshen, put in a kitchen, fix up the court, and use it the way it is. You could also put in a terrace - either on the roof or in one of the bedrooms. You could knock down some partition walls and reconfigure the space on the first floor. There are a lot of options. It's your choice.
The roof is new, the electricity is recent. The first floor has the original plank flooring in good condition. The stairs are painted tomette - terra cotta - tiles that can be stripped and restored.
The house is in a small square in Montlaur, a wine producing village in the Corbieres. It's a nice village with a bar/cafe, a small supermarket, a bakery, a butcher, and a pharmacy. Lagrasse is about 15 minutes. Carcassonne is about 25, the Mediterranean is about 45. This is a lovely area, vines, hills, and garrigues. Lots of river swimming, a lake nearby, hiking, walking, cycling. Terrific vacation home or permanent home potential.
