Montpeyroux is a lively village where visitors are encouraged to join in the summer f?tes, which take place during July and August. It is well served with shops including a bakery/patisserie, grocer, butcher, post office, caf? and wine bar. The nearest supermarket is 10 minutes drive. The village is well known for the high quality of its wine and boasts several of the regions best producers. Swim at Mediterranean beaches 35 mins, Lac Salagou 10 mins, H?rault river 10 mins. Le Pioch is a modern family villa situated on the edge of the village with uninterrupted views across the vines to the surrounding hills. There is also an old mas on the property, which is not accessible to the tenants as it houses the owners garden tools etc. The villa has two superb private terraces for sunbathing or outside dining, one south-facing and the other west facing, perfect for watching the sun-setting! There is an above-ground pool, which is walled for protection and privacy. The garden is planted with fruit trees and shrubs with a large area of lawn.

Accommodation is on the one level. Two steps lead up to the front door which opens into an entrance hall. The bathroom with WC, sink and bath with overhead shower is to the right. There is a double bedroom and a twin bedroom to the left. The twin bedroom has a large fitted wardrobe with hanging space. The spacious living area is furnished with a sofa and comfortable chairs and many small personal touches. There is a dinning table and seating for eight. French windows open to the terrace at the rear of the property. There is a further bedroom off the living room but this is locked and contains the owner?s personal effects.Kitchen is well equipped with a fridge/freezer, washing machine, dishwasher and electric hob microwave and worktop grill. Doors open to the south facing terrace and pool area.
