The fully fitted kitchen has built in fridge (with freezer compartment), oven and 4-ring gas hob and electric oven. Kettle, coffee-maker and microwave and all utensils. Downstairs in the bouanderie is the washing machine (with iron and ironing board).

 

Water sports available to the North in the gorges of the river Herault and excellent beaches approximately 25 minutes to the South. Swimming pool in Pezenas (10 minutes) or Aqualand in Cap D'Agde (20 minutes). Beautiful historic Cathar sights and castles in surrounding area. Delicious seafood restaurants in nearby Pezenas and E'tang du Thau. Camargue region approximately 1 hour away. Spanish (Barcelona 180 miles away from house) border approximately 2 hours drive away. Andorra also easily accessible.

Our house is situated in the village of Caux, in the L'Herault region of France, part of the Languedoc/Rousillon. Caux is situated halfway between the forges of the River Herault and the beaches of the Mediterranean, both approx 30 mins by car.

Montpellier and the airport are approximately 50 mins by car. Caux is also accessible by the T.G.V. to Beziers. Pezenas is the nearest town, approximately 4 miles by car. Pezenas is noted for its 'Old Town' which houses many craft shops in the narrow alleys and excellent restaurants. It also has a large Saturday market, which fills the main streets.

Caux, itself, is an historic village in the Languedoc region, the centre of which dates back to medieval times. Our house is situated near the church, just off the village square. Unprepossessing from the outside but, we believe, rather special inside!

The accommodation comprises of:

Ground floor
Entrance hall with a large utility room to the rear. Here there is a W.C. and washbasin, boiler, washing machine and cupboard (containing iron and ironing board and cleaning materials.
Small covered courtyard


First floor
Open plan living area with French windows and half balcony overlooking the street at one end, with French windows, leading to the large decking sun terrace at the other. The sun terrace extends across the living room and double bedroom, where there is garden furniture (barbecue, table and chairs) for outdoor eating and also sun beds!
A well equipped kitchen with gas hob, sink, microwave, electric oven, fridge, kettle and coffee-maker is central to the room with a dining area at one end and sitting area at the other. There is also a wood-burning stove in the winter.
A double bedroom with concealed, recessed en-suite shower enclosure and washbasin leads from the living area. A door leads from this onto the sun terrace.

Second floor
Large open-plan loft area with exposed beams and velux windows in the roof. Shuttered windows at either end, with decorative railing, one looking onto the street; the other, onto the sun terrace.
The loft area is divided into two areas. One with two single beds and the other area has satellite television, DVD and video, reading area with bookshelves and a double sofa bed. There is a small collection of books, games and videos.
En-suite bathroom with corner bath, separate shower, double basin, washstand and w.c.
