The cost of new-build property in Languedoc, south France

How much do new build homes in the Languedoc cost? Where’s the cheapest place to buy a new build apartment? How much do building plots cost? Read on and all will be revealed.

Following on from the “Go Figure!” article elsewhere in this section, where we looked at figures for French property sales collated by the French estate agents’ federation (FNAIM), this page aims to shed some light on the price of new build apartments and building plots in the Languedoc region of the south of France.

FNAIM statistics are based on resales, which is all well and good for lovers of traditional, character property, but if you yearn for the low-maintenance, no hassle, “lock up and leave” convenience of a new build home, you might want to do some research using data from the Notaires de France site (www.notaires.fr), as they have figures relevant to new build (le neuf) as well as character (l’ancien) property transactions in France, plus general info about buying French real estate (a notaire is the French government official charged with handling all French property sales, from brand new, off-plan purchases to ancient barns and bergeries).

Some fascinating figures (and I mean that most sincerely) are to be found in the latest Notaires de France, 84-page press pack. It’s a weighty tome but well worth reading if you want to know which parts of Languedoc are the cheapest for building plots, or where new build apartments are likely to be most accessibly priced. Assuming that you may not be able to get your hands on this bible, or that when you do, you may just lose the will to live (84 pages of tables, charts and graphs, all in French… uh huh), I’ve speed-read it for you.

Here are the bits you need to know (figures were released in January 07 and are for the year ending October 06; as fresh data becomes available you will be able to find it in this section of the Crème de Languedoc site, so watch this space).

Q. Which Languedoc département is the cheapest for buying a building plot?

A. Lozère. It’s the least-populated of Languedoc’s five départements, and the furthest from the Mediterranean (think Lozère, think land-locked, think low population figures, think low-cost land). Average selling prices for building plots per department are as follows:

  • Lozère: €30,000-43,000
  • Gard, Aude and Pyrénées-Orientales: €57,000–100,000
  • Hérault : €100,000+

Q. Which Languedoc département is the cheapest for buying a new build apartment?

A. Lozère (again!). Prices per square metre of living space within new build apartment blocks are €1,500-2,300, compared to the Gard (€2,300-2,510), the Aude (€2,510-2,700) and at the top of the tree, the Hérault and Pyrénées-Orientales (€2,700-3,200).
